You’re busy, we get it! So much to do, and so little time. That’s why you shouldn’t have to spend any more of it than necessary worrying about a broken sink, slow Wi-Fi, whose turn it is to mop the kitchen, or whether you’ve already paid the electric bill. Your focus should be on school, and taking full advantage of your time at UC Berkeley. That’s why we built our co-living communities from the ground up with your priorities in mind. We handle all the icky, no-fun chores like deep cleaning the bathrooms, so all you have to focus on is the simple things like the occasional chore rotation of taking out the trash or helping to unload the dishwasher, and of course, acing your courses (okay, maybe some not-so-simple things too)! Oh, and did we mention Netflix is on us? 🙂

Whether it’s through movie nights, ice cream socials, and pizza parties; or lounge-ready home theaters, laundry rooms, and other 5-star amenities: we offer students a happier, more connected, and more fulfilling college experience.
Apart from that, we also handle all the mundane aspects of renting (because let’s face it… who really wants to keep their own toilet paper stocked anyways). This means you can focus on what’s most important, your studies and your friends, knowing that we have the rest handled.
Every student has the option of a private or shared, furnished room for that much needed rest and relaxation. You will also be able to find plenty of respite throughout our communities in one of the study and lounge areas. If privacy is what you need, you can find it here.
We offer next-level student housing to UC Berkeley students that want to make the most of their time at college, and not waste time finding their tribe or dealing with the hassle of traditional renting. You don’t have to be a social butterfly, but it helps if you want to be part of a supportive and social community.
Of course! We expect everyone to bring small personal belongings when they move in. While we furnish each room for fast and easy move-in (that means each room already has a cozy bed, sturdy desk, chair, and more), we’re happy to coordinate with you if you would like to bring larger furniture of your own.

Yes, each room is fully furnished with everything you need for your time here at UC Berkeley.
This includes a bedframe, an uber-comfortable twin size mattress and mattress cover (we can also provide linens at a small extra fee), a sturdy desk and chair for your studies, a desk lamp, and a built-in closet or freestanding wardrobe. Most of our properties are also furnished with TV’s, couches, tables, and chairs in the common areas.
We do have a limited number of apartments that do not come furnished, if you prefer to bring all of your own things!
It’s totally up to you and your budget! We have both single/private and double/shared rooms available in each of our communities. If you already have a roomie in mind – that’s great! If not, we’re known for making great roommate matches!

Yep, that’s totally doable! We expect most of our community members to personalize their space with smaller items like posters, photos, lights, etc. However, if you want to do more in-depth decorations (e.g. painting, hanging pictures, etc.), please talk to us first! We offer a room customization service which features a team of expert designers and handy people that can help you out.
All of the shared spaces in each of our communities are cleaned from top-to-bottom, 5x a week by a team of professional cleaners. We also offer room cleaning for an additional small fee.
Each of our properties are situated in phenomenal locations, walkable and with easy access to public transportation and campus. We generally recommend that students not bring their own vehicle, however, we may be able to offer on-site parking at an additional fee, depending on which community you choose to live in. If a car is a must for you, be sure to ask us about this whenever you schedule your tour!
We have (6) private residence halls, (3) co-living apartment complexes, & (3) traditional apartments complexes.
In our private residence halls & co-living apartments, you will have an individual lease on a bedroom space and are welcomed (but not required) to bring your roommate &/or housemates. In our traditional apartments, your group will lease the entire space together, as in a typical lease.
Yes! However, responsibilities differ depending on which community you choose to live in.
We have 3 different community types:
- Private residence halls where we manage all of the utilities and commonly-used supplies
- Co-living apartments where we handle the utilities, and you and your housemates handle the internet/cable and commonly-used supplies
- Traditional apartments where you manage your own utilities and commonly-used supplies

Even though we would love to have our furry friends with us in our communities, unfortunately, we do not allow them.
Depending on whether you rent a private or shared room, and the community you choose to live in, rents start as low as $999 per month!

It depends on which community you decide to live in! However—apart from living with a group of super diverse and awesome people—rent typically includes:
- A fully-furnished private or shared room (including a twin-size bed, desk and chair, desk lamp, and built-in closet or freestanding wardrobe)
- All utilities (high-speed internet, electricity, gas, water, trash) which run at a flat rate as low as $199/month
- State-of-the-art appliances and kitchen complete with cooking utensils
- Regular cleaning of the bathrooms and communal areas by a team of professional cleaners
- Ridiculously fun community events to connect, converse, explore the city, and blow off steam
- Netflix, Hulu, and all the tech you need to enjoy them (e.g. huge communal t.v. and bumpin’ sound system)
- And a ton of other perks to make your college experience shine

We currently offer 12-month lease terms, as well as subletting for summer break or a full semester! 10-month academic year lease terms at a rent premium are available on several of our properties, as well.
Yes, you can. However, you would be responsible for finding a replacement tenant to take over the remainder of your lease (we can help with this!). Depending on the situation, there may be some additional fees involved, but we try our best to be as fair as possible.
We try to keep moving in as simple and affordable as possible:
- The application fee is $40 which covers a background check
- The security deposit is typically one month’s rent plus utilities, but this can vary depending on credit score, co-signer eligibility, etc. This will be due at the time of signing your lease, and you will get it back once your lease is up (so long as there’s no damage to be paid for)
- Finally, the first month’s rent will be due prior to your lease start date
Who wants to deal with the hassle of cash or checks every month? Not us, and probably not you! That’s why we built our online Tenant Portal where you or your co-signer can pay your rent online and even setup auto-pay so you never forget a payment.
Community events are organized around what YOU want and love to do! We’re always listening to what you have to say, so if there’s an event you’d like us to put on, just let us know!

Of course, this is your home!
However, if you have a roommate, you will need to check if they are comfortable with an overnight guest. We do ask that you accompany your guests at all times—since you’re ultimately responsible for their actions—and like any community resident, your guests should be respectful of the communal spaces and follow the Community Guidelines.
There’s definitely no curfew—this is college after-all—but we do ask that you be respectful of your fellow community residents. Each community sets their own “quiet hours”, which is usually 10 pm to 7 am during the week, and 12 am to 9 am on the weekends.
Every situation is different, but the first step is to get us involved as soon as possible. Our community managers and directors are pretty incredible at resolving conflicts quickly and fairly. They work hard to understand the issues at hand, so we can keep the peace and move forward as a community.
